What WETT actually is โ and what it is not
WETT stands for Wood Energy Technology Transfer. It is a training and certification body, not a government inspection agency. A WETT-certified inspector confirms that a solid-fuel appliance and its venting match the manufacturer's listing and the CSA B365 installation standard.
WETT does not certify the house, the roof, or the gas fireplace in your family room. Gas appliances fall under TSSA in Ontario. If a broker asks for a 'WETT certificate' on a gas insert, what they actually need is a TSSA-registered technician's report โ we tell brokers this several times a week.
There is also no such thing as a 'WETT certificate' for a home. The deliverable is an inspection report signed by a certified inspector, valid at the date of inspection. Insurers typically treat it as current for one to three years depending on the carrier.
Why Ontario insurers ask for it
Solid-fuel appliances are the highest-frequency residential fire claim category the Canadian market underwrites. Most carriers โ Intact, Aviva, Wawanesa, Economical, Gore Mutual and the brokers who place with them โ now require a WETT inspection to bind a new policy on a home with an active wood appliance, and many require one at renewal or after a claim.
The three failures that most often stall a policy in the GTA are insufficient clearance to combustibles behind a stove installed by a previous owner, a non-compliant wall pass-through, and an unlisted or missing hearth pad. All three are remediable, usually for a few hundred dollars, and all three are invisible to a homeowner who inherited the installation.
If you are buying a house with a wood stove, order the WETT inspection during the conditional period. Discovering a $3,000 remediation after closing is a bad week; discovering it before closing is a negotiating position.
