Appliance count is next. Each additional solid-fuel appliance at the same address adds about $99 rather than a second full fee, because travel and setup are already paid for.
Access matters more than most homeowners expect. A three-storey Victorian in Cabbagetown with a steep slate roof takes twice the setup of a bungalow in Ajax. We quote access when you book, from the address and a photograph — not after the truck arrives.
Distance is the last variable. Inside roughly 50 km of downtown Toronto there is no travel charge. Beyond that we quote $0.85/km upfront.
What the fee should include
A signed PDF report carrying the inspector's WETT certification number. Without the number, brokers routinely reject the document.
Photographs of the appliance, clearances, pass-through, flue termination and any deficiency. A report with no images is a liability for the inspector and useless to an adjuster.
Specific code references — CSA B365 clauses or the manufacturer's listing — for each deficiency, so any contractor can price the fix without a second inspection.
Measured figures, not adjectives. 'Clearance 320 mm, required 450 mm' is what an underwriter accepts. 'Clearance appeared adequate' is not.

Is a cheap WETT inspection ever fine?
Sometimes — if it is genuinely a Level 1 on a simple, recent, well-documented installation and the inspector signs it with a certification number. What is not fine is a $149 'inspection' that turns out to be a sales visit for a repair quote, or a report that omits measurements and gets bounced by the underwriter a week before closing.
The practical test: ask before booking whether the report will include measured clearances, photographs, and the inspector's WETT number. If any answer is vague, keep calling.
