The faults we see most across Toronto
Cracked refractory panels. Zero-clearance fireplaces — the standard in every GTA subdivision built after roughly 1985 — use moulded refractory panels behind the firebox. Cracks wider than about 1.5 mm expose the steel shell to direct flame and are a fail item on any inspection. Panels are model-specific, which is why identifying the appliance correctly matters more than the repair itself.
Failed dampers. Toronto's pre-war throat dampers are cast iron sitting in a masonry throat; a century of thermal cycling warps them until they neither open nor seal. Repairing the original is sometimes possible, but the better answer is usually a top-sealing damper at the crown, which seals with a silicone gasket and stops the heating loss a throat damper never could.
Unparged smoke chambers. Enormous numbers of Toronto fireplaces from the 1900–1950 era have raw, corbelled brick smoke chambers full of ledges. Those ledges create turbulence, kill draft and collect creosote. Parging them smooth is one of the highest-value repairs available — it usually solves smoking complaints outright.
Firebox joint failure. Open joints between firebrick let heat reach the surrounding structure. This is a safety item, not cosmetic.
Wood versus gas — different rules in Ontario
Wood-burning appliances fall under WETT for inspection and insurance purposes, and the relevant installation code is CSA B365. Gas appliances fall under TSSA, and any work on the gas train, venting or controls must be carried out by a registered technician. A company that offers to service your gas insert without mentioning TSSA is a problem.
Practically, this matters when an insurer or a home inspector asks for documentation. A WETT report on a gas insert is meaningless paperwork; a TSSA technician's service record is the correct document. We carry both credentials and will tell you at booking which one your situation needs.
When repair stops making sense
A factory-built fireplace with a cracked steel firebox shell is not repairable — the shell is the appliance. Same for a warped or perforated heat exchanger on a gas unit. In those cases replacement is the only compliant answer and we will say so rather than sell a patch.
A masonry firebox, by contrast, is almost always repairable. Firebrick and refractory mortar can be replaced indefinitely, and a well-rebuilt firebox in a Toronto century home outlives everyone involved in the transaction.
