Scarborough sits 20 km east of downtown from the Bluffs and Birch Cliff up through Agincourt, Malvern and Rouge on the Pickering line. For chimney and venting work that geography matters more than most homeowners expect: it decides how your system was built, how hard the weather works on it, and what a fair price looks like. The short version is that Scarborough is post-war brick bungalows and 1960s–1980s exterior chases in enormous numbers, with lakeside Bluffs homes taking the worst of the weather exposure.

The older belt — Birch Cliff, Cliffside, Guildwood and Scarborough Village — is full-masonry construction with clay-tile or, in the oldest cases, unlined brick flues. These are the homes where a routine visit most often turns up something structural, and where the repair has to respect the original brick and joint profile rather than being patched with modern mortar.

The Agincourt, Wexford and Dorset Park belt is mostly exterior masonry chases built between the 1970s and the 1990s. Exterior chases run cold, so flue gases cool and condense sooner and deposits build faster than in an internal stack on identical usage. It is the single biggest reason two neighbours with the same fireplace can need very different service intervals.

The newer belt — Rouge, Milliken infills, Highland Creek rebuilds and Malvern towns — is dominated by factory-built zero-clearance and direct-vent appliances. They are not miniature masonry chimneys and must not be treated as such: they need manufacturer-matched tooling, refractory panel and gasket inspection, and a technician who knows the listing, not a wire brush.

On top of the build type, the Bluffs and lakeshore strip get wind-driven rain straight off Lake Ontario, which pushes water into open crowns and unsealed caps faster than anywhere else in the east end. Degree 1 is a light, dusty soot that brushes away. Degree 2 is a hard, flaky deposit that needs rotary tooling. Degree 3 is glazed creosote — a hardened tar layer that is the direct cause of chimney fires and cannot be brushed off at all; it needs chemical modification and a return visit.
