For chimney and venting work that geography matters more than most homeowners expect: it decides how your system was built, how hard the weather works on it, and what a fair price looks like. The Bathurst Manor, Don Mills and Flemingdon Park belt is mostly exterior masonry chases built between the 1970s and the 1990s. Exterior chases run cold, so flue gases cool and condense sooner and deposits build faster than in an internal stack on identical usage. It is the single biggest reason two neighbours with the same fireplace can need very different service intervals.

The newer belt — Willowdale condos and infills, Bayview Village rebuilds and Sheppard corridor towns — is dominated by factory-built zero-clearance and direct-vent appliances. They are not miniature masonry chimneys and must not be treated as such: they need manufacturer-matched tooling, refractory panel and gasket inspection, and a technician who knows the listing, not a wire brush.
