When you actually need a rebuild

Rebuilds are the option of last resort. If tuckpointing and a crown seal can save the chimney, we recommend that. But there are three situations where a rebuild is the only real fix: structural cracks through the masonry, deep spalling across most faces, and severely leaning or bowed chimneys.

In each case, patching just delays the inevitable. A proper rebuild solves it for the life of the house.

Above-roof-line vs full rebuild

Most Toronto rebuilds are above-roof-line only — everything above the roof deck comes down and gets rebuilt. Cost: usually $3,500–$7,500 for a standard chimney. This covers 85% of the rebuild jobs we do.

A full rebuild — from grade or firebox up — is $8,500–$14,000 depending on height and complexity. Reserved for chimneys with structural failure below the roof line or severe interior liner damage.

Materials that matter

We build with Type-N mortar (or historical Type-O for pre-1930 homes), colour-matched brick, and a properly poured concrete crown with a real drip edge — not a mortar wash. The liner is UL 1777 stainless 316Ti with insulation wrap. The cap is stainless with 5/8-inch animal-guard mesh.
